The durability of the stone you choose is dictated by its makeup. Most marbles are made of calcite, which is a very soft and porous mineral. This means that marble will be more likely to absorb stains and to etch or lose its finish over time. Having a honed, or matte finish, for your marble counter can help disguise some of the etching. However, not all marble is made primarily of calcite. Green marble, made of serpentine, does not etch as easily, but it can spall or flake with prolonged contact with water. Quartzites that are labeled as marble, like Thassos or Azul Celeste, are extremely durable and much harder than some granites.
There are many different options for mold-proofing your bathroom, but you’ll want to have the materials prepared and ready to go to streamline the process. Once you’ve stripped your bathroom down to bare bones, it’s time to re-build from the ground up, and if your bathroom is prone to mold, it may be worthwhile to investigate your mold protection options. For example, blue board is a form of drywall that’s mold resistant and only costs a few dollars more. It may not sound like a big deal, but think about all the moisture your bathroom creates on a daily basis, trapped in such a small space. A fan is a necessity in keeping your bathroom as healthy and mold-free as possible. But what kind should you buy? If you opt for a separate fan and light, your overall cost will be cheaper, but they’ll be trickier to replace. If you decide to go with a combination fan, you’ll be spending more money, but will be choosing the more convenient option.
Appearance: The appearances of both marble and granite is quite different from each other. Granite’s color variation appears as freckling throughout the stone because granite has meddled stones in it like feldspar, mica and amphibole. Marble, on the other hand, has a grayish or cream color with veins running through it. The veins in marble are usually due to impurities like iron oxide.
“I’ve had people say, “Why does my marble countertop already look horrible only three months after it was installed?’ ” says Bruno. “I ask them what cleansers they’re using, or tell them to ask their cleaning person or their husband. If it’s something abrasive, they’re stripping away the sealant and leaving the stone wide open to stains.” But stains aren’t the only things you have to be concerned about. Marble is also prone to what’s called etching—that is, dull marks on the surface caused by contact with acidic substances. You’d be surprised how many cooking ingredients are acidic—lemon juice, vinegar, tomato sauce; the list goes on. Etching marks can’t just be buffed away; they require more aggressive treatment.
Many renovators also have a tendency to underestimate the level of work required to upgrade existing services such as electrics and heating systems to make them fit for purpose. A lot of unnecessary work can be prevented in period properties (1930s and older) by adopting a ‘repair not replace’ approach. Overhauling original doors and windows and retaining period features is often cheaper than replacement, adding value in the process by enhancing period character. In many cases, the original door and window timbers and joinery were of far better quality than today’s equivalents. Fitting secondary glazing to original windows is often a good ‘best of both worlds’ solution. If modern double-glazed units have misted, you can save a lot of work by replacing just the glazing panels, rather than the whole window. With roofs, localised repair may be all that’s needed in most cases. Surveyors can sometimes pass premature death sentences when there may be another 10 or 20 years’ lifespan left.
